Earlier, I reported Montclair NJ sales from January 1, 2010 through February 12, 2010. Here are the remaining 1st quarter sales. 30 properties sold; 80% sold below the listing price, with an average list price to sale price ratio of 95.3%. In the second quarter, I expect that we will see many properties selling over the list price, as many properties that are currently under contract have received multiple bids.
